Far Rockaway, Rockaway Park, Belle Harbor and Neponsit sit on a narrow peninsula between Jamaica Bay and the Atlantic, and the building stock ranges from converted summer bungalows and small frame houses to oceanfront co-op towers and rebuilt homes now sitting on raised foundations after severe storm flooding. Some units are year round primary residences and some are used seasonally, and a kitchen that sits idle for months develops a completely different set of problems than one that runs every day.
