The defining housing story in North Brooklyn is conversion. Williamsburg and Bushwick were manufacturing districts long before they were residential ones, and a large share of the apartments here are former factory, warehouse, and workshop floors that were carved into living space. That leaves us with tall ceilings, open plans, exposed brick and timber, and kitchens installed into a footprint never designed to hold one. Water and gas lines often run long distances across a floor to reach an island or a back wall, drains sit at awkward heights, and the electrical service was originally specified for machinery rather than for a modern induction range plus a dishwasher plus a stacked laundry closet on the same run.

The waterfront towers present the opposite problem. Those kitchens are compact, tightly built, and full of European and premium-brand equipment: integrated dishwashers hidden behind cabinet panels, counter-depth or column refrigerators built into a millwork opening, ventless and compact laundry sized for a closet. Everything fits exactly, which means a replacement part has to match exactly. We keep that in mind when a resident asks whether we can simply swap in a standard unit, because in most of these buildings a standard 36-inch box will not physically fit the opening the developer left behind.

Then there is the older residential fabric that never went anywhere: the frame houses of Greenpoint, the brick rowhouses and small apartment buildings around Bushwick Avenue and Knickerbocker, and the tenement walk-ups scattered through 11206 and 11221. These are largely owner-occupied or small-landlord buildings, and the appliances tend to be freestanding, mid-market, and kept in service far longer than the manufacturer ever intended.
