Much of the Upper East Side consists of cooperative apartment buildings, many of them prewar, run by managing agents with a resident superintendent and door staff. These buildings usually have written house rules for outside contractors. A frequent requirement is a certificate of insurance naming the building and its management company, submitted before anyone is allowed upstairs. If your building asks for one, raise it on the phone so the paperwork question is settled before the visit.

Service elevators matter as well. Further east toward York Avenue and East End Avenue, Yorkville mixes older walk-ups with post-war towers, giving a wide spread of kitchen sizes and appliance types within a few blocks.

Roosevelt Island has a different profile: it is made up almost entirely of mid-rise and high-rise residential buildings, without the walk-up stock found across the river. Apartments there generally have elevator access and an on-site management office, and the newer buildings on the island are more likely to feature built-in kitchen packages and in-unit laundry. Access and paperwork questions resemble those in Manhattan co-ops, even though the drive in is different.
