There are three distinct housing environments inside this area. On the ridge west of Fort Washington Avenue, Hudson Heights holds large Art Deco cooperatives from the 1930s — Castle Village, the Cabrini Boulevard group and their neighbors — well-built, well-managed, and with a high proportion of original kitchen layouts still in place. These buildings run formal contractor processes: certificates of insurance naming the corporation and the managing agent, service entrances, and weekday access hours.

East of Broadway, down the hill toward Amsterdam and the Harlem River, the stock is denser rental housing on a tighter grid, with more walk-ups, more recent low-cost kitchen updates, and a correspondingly different fault profile — installation errors rather than design constraints. Unlevelled washers, dishwashers plumbed without a high drain loop, and ranges never anchored for anti-tip are routine corrections on this side.

North of Dyckman Street, Inwood is different again: substantial Art Deco buildings on generous plots, a predominantly rental population, appliances kept in service far longer than the manufacturer intended, and — uniquely for Manhattan — streets where a service van can actually park. That last detail is not trivial. It is why our single-visit completion rate at the northern end of the island runs higher than it does anywhere south of 96th Street.

Building access follows the same three-way split. The ridge cooperatives require paperwork and use service entrances; the rental buildings east of Broadway usually route contractors through a resident superintendent, often via a basement or courtyard door that is not obvious from the street; and Inwood's larger blocks sit somewhere between the two.
